Rental Process:
If you are interested in one or more of our properties please review the rental requirements below and complete our free online application.
We will review your application and if it is provisionally approved, we will call you to come and view the property. We do require an application to schedule a showing.
After viewing the property, you will then be asked to complete a tenant screening check through SmartMove (credit, criminal & eviction check) and income and rental references will then be verified. There is a non-refundable $40 charge per applicant for the tenant screening after viewing a property. An approved tenant screening will be required to sign a lease on a property.
Rental Requirements:
1) This application must be completely filled out. Answer all questions.
2) Household income must be at least 3x the rent amount. All income must be verifiable (via paystubs etc.). List all forms of verifiable income on your application.
3) One member of the household must also show income stability, i.e. been with current employer at least 6+ months.
4) Rental history and address history must be listed on your application and will be verified. We need to have contact details of your current landlord if presently renting. If you have owned a property put the address and write 'self' as landlord and it will be verified through the PVA.
5) If there is any eviction history you must have at least of 5 years of good rental references following the eviction and proof all collections were paid.
6) Credit scores above 650 are required.
7) If you have don't meet the employment, credit or other requirements a co-signer on the lease may be an option.
Frequently asked questions
Do you allow pets?
We do allow small non-vicious animals in some proprerties but require a non-refundable pet deposit of $200 and pet-rent of $25 a month, per pet. You can view our pet registration and policy here.
Are utilities included in the rent?
Tenants are responsible for all utilities, including water & electric and any hook-up fees.
What qualifications are you looking for on the rental application?
Above all, we are looking for verifiable stable income. The household income should be equal to or greater than 3 times the listed property rent. If employed, one member of the household should have been with their current employer 6+months. Please list all verifiable sources of income on your application.
When will you run checks to verify information?
We will only contact your current landlord and/or employer to verify information after you have viewed a property and confirmed to us you would like to rent the property. A credit check and background check will also be completed prior to signing the lease.
When is the rent due?
The rent is payable on the 1st of every month.
Is there a minimum length lease?
All leases are for a minimum of one year.
What appliances are included?
All properties are furnished with a refrigerator and stove. If there is a space & hook-up for a dishwasher then a dishwasher will also be furnished.
Do you provide a washer & dryer?
All our properties have washer & dryer hook-ups. We do not provide a washing machine or dryer but are happy to lease them at an additional monthly cost.
